1. Agreement and scope
These terms govern access to kvarteriq.se, the public map and reports, and any KvarterIQ account, workspace, alert, comparison, export, billing or research feature that is made available. Public information may be explored without an account. Account features require acceptance of the version shown during registration.
If you use KvarterIQ for an organisation, you confirm that you are authorised to accept these terms for that organisation. Mandatory consumer rights always take priority over a conflicting term in this document.
2. Eligibility and accounts
You must be at least 18 years old and legally able to enter into this agreement. You must provide accurate account information, protect your password, keep control of the email account linked to your workspace, and promptly tell KvarterIQ if you suspect unauthorised access.
You are responsible for activity performed through your account unless the activity results from a security failure for which KvarterIQ is responsible under applicable law.
3. What KvarterIQ provides
KvarterIQ provides property and area research tools built from identified public or licensed sources. Features may include observed statistics, source-linked reports, transparent calculations, comparisons, saved research, alerts and evidence-grounded research assistance.
Coverage and freshness vary by source, geography and feature. KvarterIQ labels observed, derived, estimated, stale, partial and unavailable information and does not promise that every source is complete, current or error-free. Material source corrections may change earlier results.
4. Not professional advice
KvarterIQ is an information and research service. It does not provide an appraisal, credit decision, financial or investment advice, legal or tax advice, brokerage services, or a recommendation to buy, sell, rent or finance a particular property.
Do not make a property or financing decision solely from KvarterIQ. Verify property-specific facts and obtain appropriate advice from banks, valuers, inspectors, brokers, lawyers, tax advisers or public authorities where relevant.
5. Your content and profile
You retain your rights in questions, profile answers, saved selections and other content you provide. You give KvarterIQ a limited permission to host, process and display that content only as needed to operate, secure and improve the requested service and meet legal obligations.
Do not submit special-category personal data, confidential third-party information or content you do not have the right to use. KvarterIQ may restrict or remove unlawful or harmful content and will preserve evidence when required by law or necessary to protect legal claims.
6. Acceptable use
You may use KvarterIQ for lawful personal research or authorised internal business research. You must not:
- interfere with security, availability, access controls, rate limits or another person's workspace;
- probe, scrape, copy or reverse engineer the service or its data except where mandatory law expressly permits it;
- resell or redistribute source data or outputs in breach of source licences or KvarterIQ's rights;
- use the service to discriminate unlawfully in housing or to make a solely automated decision with legal or similarly significant effects on a person;
- impersonate another person, upload malicious code, or use the service for fraud, harassment or unlawful activity.
7. Plans, payment and consumer rights
A public or free service may be offered without charge. Before any paid purchase, KvarterIQ will show the plan, total price, applicable tax treatment, billing cadence, renewal and cancellation terms, and the contracting entity. Payment details are handled by the approved payment provider and are not stored by KvarterIQ.
Any statutory right of withdrawal, remedy for a faulty digital service, refund or cancellation right remains unaffected. Information and a digital withdrawal function will be provided before paid online contracts open wherever Swedish or EU law requires them. Immediate performance that affects a withdrawal right will begin only after the legally required request and acknowledgement.
8. Availability and service changes
KvarterIQ may maintain, secure, update, add or retire features. Reasonable notice will be given for a material change that adversely affects an ongoing paid service, except when urgent security, legal or provider action is required.
No uninterrupted availability is promised. KvarterIQ will use reasonable care and skill and will not use this section to reduce rights that cannot lawfully be limited.
9. Intellectual property and source rights
KvarterIQ and its licensors retain rights in the application, design, software, documentation and original presentation. Subject to these terms, you receive a limited, non-exclusive and non-transferable right to use the service for its intended purpose.
Public and licensed data remains subject to the named source's terms, attribution and redistribution limits. Access through KvarterIQ does not grant broader rights in that source material.
10. Suspension, termination and deletion
You may stop using the service and request account deletion through the account controls. KvarterIQ may suspend access when reasonably necessary to protect the service, investigate abuse, comply with law or address a material breach. Notice and an opportunity to correct the issue will be given when appropriate.
Deletion removes the active workspace according to the Privacy Notice, subject to limited retention required by law, security, billing or legal claims. A managed subscription that can still create charges must be cancelled before account deletion completes.
11. Responsibility and liability
Nothing in these terms excludes or limits liability, remedies or consumer protections that cannot be excluded under applicable law. KvarterIQ remains responsible for providing a paid digital service with the care and conformity required by law.
To the extent permitted by law, KvarterIQ is not responsible for indirect business loss or for a decision made solely from third-party data, an explicitly labelled estimate, incomplete coverage or a user's own inputs. This does not apply where the loss results from KvarterIQ's intent, gross negligence or another liability that cannot be limited.
12. Changes to these terms
Each accepted version is recorded with a date or version identifier. KvarterIQ will explain material changes before they apply. Fresh acceptance will be requested where the change requires a new agreement or consent; silence alone will not be treated as acceptance when law requires an affirmative action.
13. Law and disputes
Swedish law applies, without depriving a consumer of mandatory protections in the country where the consumer lives. Please contact KvarterIQ first so the issue can be investigated. A Swedish consumer may also ask the National Board for Consumer Disputes (ARN) to review an eligible dispute or bring a claim before a competent court.
